A landlord from 3 years ago has contacted me for damages, and is threatening small claims court. Does he have grounds to contact us after so many years?

Unfortunately yes, under Florida the statute of limitations to sue under a breach of contract claim is five years from the date of the breach of the written contract or 4 years from the date of breach of an verbal lease agreement. Since the landlord is contacting you within three years, the landlord is acting within the statute of limitations.

The landlord has not provided me with an invoce or bill. Do I have the right to ask for this before I agree to any payment? I know some of the repairs were caused by the teneat before us.
