If I just rented an apartment less than a month ago ...

If I just rented an apartment less than a month ago and did not sign a lease and now I find out that there are roaches everywhere. She had to know because the bodies are in corners and when she showed me the apartment there was not good lighting. She now wants me to sign a contract on the apartment. Can I still get out?
